A Must See!! This fully furnished Beachfront condo is located in beautiful Edgewater Beach Resort! This property is a 2 bedroom, 2 bath deluxe. Balcony access from living room & master suite. The master suite overlooks the beach and has a King size bed with private bath. The junior suite has 2 queen beds and guest bathroom. Also, a queen sleeper sofa in the living room. Sleeps 6-8 comfortable!

Edgewater is one of the finest full service beach resorts in PCB, on the beautiful white sand beaches of the Gulf of Mexico. Exclusive amenities include 11,800 sq.ft. lagoon Pool with waterfalls & tropical landscaping, 9 heated pools(seasonal), 4 hot tubs, Peak Season Pool side activities/live music, Pizza Shack, Ocean's full service restaurant & bar, Edgie's/Starbucks Coffee Shop/Ice Cream Parlor, Spa, Fitness Center, Pro Shop, Executive 9 hole Golf Course, & 11 lighted Tennis/Basketball courts.
Edgewater Beach Resort requires all Villa and Tower's 1,2 and 3 reservations to pay a mandatory Guest Registration Fee. Guest Registration Fees are paid one time regardless of the length of stay, # of guests and if no vehicle will be accessing/parking on property. ** Each Reservation will require a $50 mandatory Resort Fee **
2nd resort access vehicle pass: $30
3rd resort access vehicle pass: $50
Motorcycles (during non-Bike weeks): $20 each
RVs/trailers/any pull-behind: $40/week during non-Bike weeks and only allowed through the months of Sept though May.
Cancellation Policy: 20% due at booking; remainder due 30 days prior to arrival. If canceling outside of the 30 days prior to check in, the Initial Down Payment of Reservation is NON-REFUNDABLE. In many cases, IF the property is re-reserved for the same dates at the same rate as the cancelled reservation we work with our customers on a partial refund of the 20% down payment.
If canceling within the 30 days of check in, the TOTAL balance is NON-REFUNDABLE. Purchasing Travel Insurance would provide peace of mind in the instance that the reservation will be cancelled within the 30 day payment window or in the event of a major weather event such as a Hurricane. We highly recommend guests purchase trip insurance if there are concerns about loss of job, sick kids, named storms or the potential of a death in the family.

Deposit Policy
Amount due at Booking is 20% of the TOTAL quote of the reservation. Please note minimum age to reserve is 25+ years for Edgewater Beach Resort, Marisol and Long Beach Resort. Remainder of reservation quote is due 30 days prior to check in. If you choose to mail us a check, please make sure that we receive your check on or before your balance due date. If we do not have payment on the due date, the Credit Card that we have on file WILL be charged.

"Fantastic Stay"
We love visiting Panama City Beach and staying at Edgewater Condos. Tower III is in an awesome location with a gorgeous view of the Gulf. The condo is very spacious and has everything you need to make this a home away from home for the week. The only problem we came across was running out of hot water after one person showered. Other than that, we loved every minute, even the rainy day! (:
We stayed in this condo for six weeks this winter. All of the guests we had during our stay were very impressed with the condo. The kitchen is well stocked with everything you need to prepare meals and entertain guests. Beds are comfortable. Decor is updated. Its a "feel good" place to stay. The view of the beach, pool and gulf is outstanding. Very close to good restaurants and shopping. There were a few concerns (nothing major) that came up and were handled quickly, which was very impressive. We are not used to such great service when we rented at other PCB condos in the past. Erica gets many gold stars for her efforts to keep renters happy. We would easily recommend this condo to close friends and relatives.
