BRAND-NEW to RENTALS Summer 2023! Multiple Updates throughout including: new ceramic tile floors, stainless steel appliances, granite countertops, décor, furniture, lighting, etc. This property is a 2 bedroom, 2 bath deluxe. Master Patio leads to living room & master suite which has a King size bed. The junior suite has 2 queen beds and parking lot facing patio. A queen sleeper sofa in the living room...sleeps 8 comfortable! Large grassy area between Patio and Tennis Courts for outside games, sun time, etc. Pool just steps away! Next door to a 3 bedroom that sleeps 10...book both villas early for discount for large family vacation!

Edgewater is one of the finest full service beach resorts in PCB, on the beautiful white sand beaches of the Gulf of Mexico. Exclusive amenities include 11,800 sq.ft. lagoon Pool with waterfalls & tropical landscaping, 9 heated pools(seasonal), 4 hot tubs, Peak Season Pool side activities/live music, Pizza Shack, Ocean's full service restaurant & bar, Edgie's/Starbucks Coffee Shop/Ice Cream Parlor, Spa, Fitness Center, Pro Shop, Executive 9 hole Golf Course, & 11 lighted Tennis/Basketball courts.
Edgewater Beach Resort requires all Villa and Tower's 1, 2 and 3 reservations to pay a mandatory Guest Registration Fee. Guest Registration Fees are paid one time regardless of the length of stay, # of guests and if no vehicle will be accessing/parking on property. ** Each Reservation will require a $50 mandatory Resort Fee **
2nd resort access vehicle pass: $30
3rd resort access vehicle pass: $50
Motorcycles (during non-Bike weeks): $20 each
RVs/trailers/any pull-behind: $40/week during non-Bike weeks and only allowed through the months of Sept though May.
Cancellation Policy: 20% due at booking; remainder due 30 days prior to arrival. If canceling outside of the 30 days prior to check in, the Initial Down Payment of Reservation is NON-REFUNDABLE. In many cases, IF the property is re-reserved for the same dates at the same rate as the cancelled reservation we work with our customers on a partial refund of the 20% down payment.
If canceling within the 30 days of check in, the TOTAL balance is NON-REFUNDABLE. Purchasing Travel Insurance would provide peace of mind in the instance that the reservation will be cancelled within the 30 day payment window or in the event of a major weather event such as a Hurricane. We highly recommend guests purchase trip insurance if there are concerns about loss of job, sick kids, named storms or the potential of a death in the family.

Deposit Policy
Amount due at Booking is 20% of the TOTAL quote of the reservation. Please note minimum age to reserve is 25+ years for Edgewater Beach Resort, Marisol and Long Beach Resort. Remainder of reservation quote is due 30 days prior to check in. If you choose to mail us a check, please make sure that we receive your check on or before your balance due date. If we do not have payment on the due date, the Credit Card that we have on file WILL be charged.

Although the property itself was not a problem, I cannot say the same for the host Erica. After reading her reviews and seeing she was a super-host I was surprised that my family and I weren’t treated the same as her previous guest. The check in process was lengthy and unclear and when I reached out to Erica for help she reluctantly walked me through the process. Also please make sure you read the guestbook because you are required to thoroughly clean the AirBNB before leaving (sweep,mop and discard every bit of trash)or she will attempt to charge you extra on top of the cleaning fee of $245. I was sent pictures of a dirty shower mat and a stained pillow case and was told she would have to charge me $90 for cleaning and be forced to leave me a bad review. Hopefully this is a one off for her and she learns to treat all her guest with respect.Despite these issues my family and I were able to enjoy my 33rd birthday.
My family loved staying at Erica’s Villa! It was a great location on the property to get to the pools and beach either by walking or taking the tram. Her villa was exactly as listed and shown in the pictures and very clean. We hope to visit here again:)
We had a good time. The location is great as well as the tram service & pool. Cleaning crew has room for improvement but overall Erica was very nice and we would visit again if we are in the area.
